Summary
The Superintendent is the on-site construction leader responsible for front end field execution of the project. This role owns jobsite operations, safety, quality, schedule coordination, and subcontractor performance.
Key Accountabilities
1. Field Leadership & Execution
- Assume full responsibility for daily jobsite operations, including manpower coordination, sequencing, logistics, and productivity.
- Direct and supervise Assistant Superintendent(s) and field staff, assigning tasks and setting daily priorities.
- Mobilize the jobsite, including temporary utilities, site offices, access controls, and material laydown planning.
- Ensure all work is performed in accordance with contract documents, approved submittals, and specifications.
2. Schedule & Coordination
- Lead short-term planning, including 3-week lookaheads, daily planning, and trade coordination.
- Conduct weekly subcontractor meetings to align schedules, manpower, and logistics.
- Verify that all prerequisites (labor, materials, approvals, inspections) are in place before work begins.
- Provide accurate field updates and progress reporting to the Project Manager.
3. Subcontractor & Vendor Management
- Establish and maintain strong working relationships with subcontractors and vendors.
- Direct subcontractor work, enforce contract requirements, and address performance issues.
- Reject non-conforming or defective work and materials and ensure timely corrective action.
- Communicate best practices to minimize rework, waste, and schedule impacts.
4. Safety Leadership
- Own and implement the site safety program in compliance with OSHA and company standards.
- Conduct daily safety inspections, weekly safety meetings, and toolbox talks.
- Maintain safety documentation, violation logs, and escalation procedures.
- Coordinate with safety consultants and lead OSHA inspections as required.
- Promote a culture where safety is a non-negotiable leadership expectation, not a delegated task.
5. Quality Control & Inspections
- Perform structural and architectural walks, identifying deficiencies and ensuring corrective action.
- Schedule and participate in all required inspections and site walks.
- Protect completed work and coordinate trades to maintain quality standards.
- Verify completed work prior to documentation and payment processing.
6. Documentation & Systems
- Maintain complete and accurate documentation in Procore, including: Daily logs, Inspections and permits, RFIs and field changes, Progress photos and reports.
- Review material deliveries, verify tickets, and coordinate proper storage and protection.
- Prepare meeting agendas and upload minutes within required timelines.
7. Financial & Closeout Support
- Review monthly pay applications and verify completed work quantities.
- Support change order review by validating field impacts and scope alignment.
- Participate in draw inspections with owners, architects, and lenders.
- Lead punch list completion, turnover coordination, and final closeout activities.
- Review as-builts and assist in preparation of final closeout documentation.
Qualifications:
- 6+ years as a front-end Superintendent on multi-family and commercial projects valued up to $100 million
- Strong ability to lead projects independently with minimal oversight, Make decisions in real time under pressure
- Excellent organizational, time management, and communication skills
- Demonstrated integrity and professionalism in dealing with clients and subcontractors
- Proficiency in Procore and Microsoft Office Suite, MS Projects
